1. Acceptance of these terms

These Terms & Conditions ("Terms") govern your access to and use of Obra, a field management application developed and operated by Atlantico LLC ("Atlántico," "we," "us"), a Connecticut limited liability company. By creating an account, starting a free trial, or otherwise using Obra, you agree to these Terms. If you are using Obra on behalf of a company, you are agreeing on that company's behalf and confirming you have authority to do so.

2. Description of the service

Obra is field management software for licensed trade contractors — job tracking, daily logs, photos, change orders, permits, inspections, and a client portal, delivered through our mobile app and web dashboard. Features and pricing tiers may be added, changed, or retired over time; we'll make reasonable efforts to notify active accounts of material changes.

5. Your content and data

Jobs, daily logs, photos, change orders, and other records you or your team create in Obra ("Your Content") remain your property. You grant Atlántico a limited license to host, store, back up, and display Your Content solely to operate and improve the service. You're responsible for having the rights to any content you upload, including photos and client information. Every item in Obra carries a client-visible toggle, so you control exactly what your clients can see through the client portal.

How we collect, use, and protect data — including third-party services like Supabase, Stripe, Resend, and Vercel Analytics — is described in our Privacy Policy, which is incorporated into these Terms by reference.

6. Client and field worker access

Field worker and client accounts are provided at no cost as part of your company's subscription. Clients get read-only access to items you've marked client-visible, along with the ability to submit requests. Field workers can log daily activity, photos, and items from the job site. Your company is responsible for what you grant field workers and clients access to see.

8. Intellectual property

Atlántico owns Obra's software, design, trademarks, and branding. Nothing in these Terms transfers any of that ownership to you. Your Content remains yours, as described in Section 5.

9. Service availability and changes

We aim to keep Obra available and reliable, but we don't guarantee uninterrupted access. We may perform maintenance, and may modify or discontinue features with reasonable notice where practical. We are not liable for downtime caused by factors outside our reasonable control, including outages of third-party infrastructure we rely on (such as Supabase, Stripe, or Vercel).

10. Cancellation, suspension, and termination

You may close your account at any time. We may suspend or terminate accounts that violate these Terms, misuse the service, or fail to pay applicable fees, with notice where reasonably practical. On closure, your account keeps read-only access to archived jobs, and your underlying data is permanently deleted within 30 days, consistent with our Privacy Policy.

11. Disclaimers

Obra is provided "as is" and "as available." To the maximum extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. Obra is a project management and record-keeping tool — it does not substitute for your own professional judgment, licensing obligations, permitting requirements, or contractual duties on a job site.

12. Limitation of liability

To the maximum extent permitted by law, Atlántico will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost data, arising from your use of Obra. Our total liability for any claim relating to Obra will not exceed the amount you paid us for the service in the 12 months preceding the claim.

13. Indemnification

You agree to indemnify and hold Atlántico harmless from claims, damages, and expenses (including reasonable attorneys' fees) arising from Your Content, your use of Obra in violation of these Terms, or your violation of any law or third party's rights.

14. Governing law

These Terms are governed by the laws of the State of Connecticut, without regard to conflict-of-law principles. Any dispute arising from these Terms or your use of Obra will be brought in a court of competent jurisdiction located in Connecticut.

15. Changes to these terms

We may update these Terms from time to time. We'll notify active accounts by email of material changes. The date at the top of this page reflects the most recent update; continued use of Obra after changes take effect means you accept the revised Terms.
